The Census Bureau's building-permit series for the Raleigh–Cary metro is the cleanest public read on how much residential work is about to hit the ground in Wake and Johnston counties. Through the first half of 2026 the numbers have been remarkably steady — which is good news if you sell your time by the job.

What the shape of the curve tells you
February and March came in at 900 and 910 units. April jumped to 1,224 and the metro has held above 1,100 ever since. That April step-up is the spring land-development release valve: lots that were platted over the winter got their building permits at once, and framing crews felt it about five to seven weeks later.
If you're a rough-in trade — plumbing, mechanical, electrical — the permit date is your early-warning system, not your start date. A single-family permit issued in Raleigh in June is generally a slab or crawlspace in July, a rough-in in August, and a trim-out in the fall. Reading permits weekly gives you roughly a two-month head start on the calls everyone else makes after they drive past a stick frame.
Where the volume actually sits
- Wake County publishes its own building-permit report with counts and permit values broken out by type, including commercial up-fit and retrofit permits that affect assessed value.
- Suburban Wake — Apex, Holly Springs, Fuquay-Varina, Wake Forest, Garner, Clayton — carries a disproportionate share of the detached single-family count.
- Townhouses count as 1-unit structures in the Census series as long as each unit has a ground-to-roof separating wall and its own HVAC and utilities. A big chunk of Triangle "single-family" permits are attached product.
How to work it
At roughly 1,100 to 1,200 permits a month, no one is calling every builder. Pick two ZIPs, sort by contractor name, and figure out which five builders account for most of your local volume. Those five relationships are worth more than 1,152 cold addresses.
